We are at mid year 2010 and can share that NHORA Santa Clara Chapter is growing leaps and bounds due to your commitment and participation. Our monthly luncheons continue to be SOLD out and WOW our speakers have been phenomenal. We have begun our new series “The Future of Real Estate” and jump start the series with a panel of REO Super Star Agents! Their perspective and insight to the REO market was superb.
Our August luncheon will feature a power house of real estate brokerage industry leaders featuring; Gino Blefari, Intero; Michael Sibilia, Keller William; Scott Leforce, Realty World; Chris Trapani, Sereno Group and Rick Turley, Coldwell Banker. This is sure to be the event of the year, so you definitely want to make plans to attend. Seating is limited therefore; we are encouraging everyone to register online.
NHORA continues to work on initiates that not only bring value to the practitioner but in addition educates and equips them to better serve the community. These services are offered to our members, therefore register today. In addition, we are looking for individuals who want to make a difference in this current real estate market to spearhead and chair one of many key committees indispensible to the growth of our association.

NHORA July 14th Luncheon

I am pleased to announce that we had another outstanding luncheon in May. The agenda was backed with phenomenal speakers and valuable information. One of the initiatives that NHORA has been working on was presented by Prem Singh, Branch Sales Manager with Wells Fargo Bank announced the deployment of “Believing in a Place call Home” in the Santa Clara County. The initiative includes the collaboration of non profit HUD approved agencies, lender and Freddie Mac. The program allows potential buyers the opportunity to make offers on Freddie Mac properties and receive 4% credit toward the purchase. Our first seminar is scheduled for June 19, 2010 and all buyers must be pre-registered. NHORA members are given the opportunity to register their buyers for this event as space is limited. These are some of the benefit for our NHORA members.
We had special guest appearance from the City San Jose who introduced the Neighborhood Stabilization Program. Sandra Murillo, Housing Policy & Planning Administrator introduced the team that is sphere heading this program that consists of Kevin Zwick and Brandi Hoffman from The Housing Trust of San Jose, Weda Gray and Stephanie Golden with Community Rehab Partners. The NSP program is another opportunity for buyers to obtain affordable and sustainable homeownership. Our HAFA series came to close with a presentation from Sandra Villalpando, from Wachovia a Wells Fargo Bank company. She shared with us the lenders perspective and how to get your short sales through the system. We will be sponsoring short sale seminar for our practitioners from Wachovia/ Wells Fargo. Our new series “The Future of Real Estate” will begin on July 14th luncheon and will be launch by a powerhouse of REO Agents that will be sharing regarding the future of Real Estate from a perspective of an REO agent. This luncheon is sure to sell out; therefore we are encouraging everyone to pre-register to reserve your space.
I encourage those who have not yet become a member to do so now. NHORA’s vision is to encourage, promote affordable and sustainable homeownership and every month we bring forth this mission to our members.

NHORA June 9th Luncheon

I want to thank everyone who attended the May luncheon. Once again, it was a huge success and a SOLD OUT event. We have a full schedule of events for this year lined up with phenomenal speakers, partnership opportunities and educational material. Therefore, we are requesting your assistance to pre-register for these events and specifically our monthly luncheons at Maggianos. This will allow us the opportunity to grow into a bigger room and not have to turn away anyone!
We will complete our series on HAFA (Home Affordable Foreclosure Alternative) Program. Our speakers will be a lender panel consisting of, Chase and Wachovia. Each lender will address their implementation of the HAFA program and how it will impact short sales. In addition, you will learn the trade secrets in successfully closing a HAFA loan with your lender.
In addition, we will have a special invited guest the National Community Stabilization Trust (NCST) introducing the federal Neighborhood Stabilization Program (NSP). They will be sharing with us how we can benefit from assisting local housing providers with neighbourhood stabilization activities such as; (a) Garner opportunities to secure commission by developing a pipeline of mortgage-ready potential homebuyers, (b) Develop business relationships with local housing providers that could lead to involvement in future housing projects. These are just some of the highlights of the opportunities that they will share so plan on attending our June 8th luncheon.

May 19th Luncheon

On Cinco de Mayo we celebrated the National and Regional Installation of the National Hispanic Organization of Real Estate Professionals Officers and Board of Directors. This marked a historic moment for our organization. We are well on our way as a national trade association that will enable and support us at the Santa Clara Chapter to provide wonderful opportunities for everyone. Our previous luncheons have proven to be exceptional, providing an itinery rich in content in an environment filled with enthusiasm and camaraderie.
Join us on Wednesday, May 19th at Maggianos at Santana Row to hear our distinguish speaker Michael Thompson, CPA who will be discussing the Tax consequences of a Short Sale under the new HAFA program. In addition he will share with you California’s debt cancellation tax relief for homeowners (SB 401) and how a real estate practitioner can protect them from potential liability surrounding these challenging aspects. We will have a question and answer period, therefore bring all your unanswered questions. Mark the date down on your calendar and plan to be arriving early by 11:30am. We are again anticipating a sold out event and request that you pre-register in order to secure your seat.
We are involved in numerous initiates and one that will be soon deployed in the Santa Clara County is “believes in a Place call Home”. There is a story of a father who kept one can of WD-40 in the house and another in his car. It seemed it was the be-all and en-all for almost every mechanical problem. But what is WD-40? It literally stands for Water Displacement 40th attempt! In 1953, chemist Norm Larsen was attempting to concoct a formula to prevent corrosion, a task which accomplished by displacing water. Larsen’s unyielding tenacity and persistence paid off when he perfected the formula on his 40th try. A similar story is written about a Gentile woman who had this same kind of persistence. She had a daughter with a violently and cruel illness with no hope of ever seeing her daughter normal, she had heard about Jesus’ power and miracle. Against all odds, she pushed her way through to receive healing for her daughter. She had Chutzpah (khoot-spuh), a Jewish/Hebrew word for headstrong, persistence, unyielding tenacity, bold determination and raw nerve.
